1 Overview

Midlands Snagging Specialists provide visual snagging inspections of residential properties. By booking an inspection, you agree to the following terms.

2 Nature of Service

Our inspections are non-invasive and visual only. We do not carry out structural surveys or specialist testing. The inspection is based on visible defects at the time of the visit.

3 Report

A written report will be provided after the inspection, typically within 24–48 hours. The report is for your personal use and can be shared with your builder.

4 Limitations

We are not responsible for:

• Hidden or concealed defects
• Issues not visible at the time of inspection
• Changes made after the inspection
• Any decisions made based on the report

5 Access

The client is responsible for ensuring access to the property at the agreed time. If access is not available, the appointment may be cancelled and a fee may apply.

6 Cancellations

Cancellations or rescheduling must be made with reasonable notice (at least 24 hours). Late cancellations may result in a loss of deposit.

7 Payment

Payment terms will be agreed prior to the inspection. A deposit may be required to secure the booking. Full payment is due after the inspection unless otherwise agreed.

8 Liability

Our liability is limited to the cost of the inspection. We are not liable for any indirect or consequential losses.

9 Client Responsibility

It is the client's responsibility to review the report and raise any issues with the builder within the appropriate timeframe.

10 Coverage

We provide services across the Midlands. Travel distance may affect pricing.
